Between the Noordhoek flats and the Kommetjie side, wind driven sand is a permanent feature. It loads filters, wears pump seals and settles into the floor of a pool faster than most owners expect. Pools here need their filtration hours set for the conditions rather than the textbook, and the filter needs watching.

A lot of properties down here are holiday homes or second homes, and a pool left unattended through a wet Peninsula winter comes back in spring as a full recovery job rather than a clean. Borehole and wellpoint water is common through Noordhoek and Sun Valley, and it is not the same as municipal water. Iron and manganese cause staining that people mistake for algae, and hardness varies enormously from one property to the next. If you are filling from a borehole, get the water properly tested before you dose anything, which is what water testing and balancing is for.
The other local factor is the water table. In the low lying parts it sits high through winter, and that matters the moment anyone suggests draining a pool. An empty shell can float. We check before we drain, not after.
