Large volume pools need genuinely correct plant sizing, and an undersized pump, which is extremely common where a replacement was chosen on price, will never turn the water over properly. The symptom is a pool that is always slightly cloudy and always slightly behind, no matter what goes into it.
Constantia also has the trees. Mature oaks and dense established planting mean heavy organic load and significant shade, so filtration hours and phosphate control matter more here than in an open garden.
Ground conditions are the third factor. Parts of Constantia sit on heavier soil with a high winter water table, and that matters the moment anyone suggests draining a pool for resurfacing. An empty shell can lift when the ground is saturated, so we check before draining and time shell work for the drier months wherever the job allows.
