Working out a realistic swimming pool price is harder than it should be, because the number depends almost entirely on things nobody mentions in an advert: your site access, your ground, your finish and how much of the surrounding area you are rebuilding. Here is what actually drives the cost in South Africa, and where the money goes.
Rough swimming pool price ranges
- Small precast or fibreglass shell, up to about 4 m. Roughly R90,000 to R160,000 installed, depending on access and surrounds.
- Standard family fibreglass pool, 6 to 8 m. Roughly R180,000 to R320,000 installed.
- Concrete or gunite pool, standard size and finish. Roughly R250,000 to R450,000.
- Concrete pool with raised edges, benches, spillways or a difficult site. R450,000 upwards, sometimes well upwards.
- Plunge pool or splash pool. Roughly R70,000 to R150,000, which is why they are so popular on small stands.
What actually moves the swimming pool price
Access. This is the big one, and it is invisible until someone looks at your property. If a machine can drive in, excavation is quick. If everything has to come down a side passage by hand or over the roof by crane, the same pool costs substantially more. Cape Town has a lot of properties in the second category.
Ground conditions. Sand, clay, rock and a high water table all change the engineering. Sloping sites need retaining, which is a construction cost before a single drop of water goes in.
Finish. Marbelite is the cost effective standard. Fibreglass lining costs more and is less porous. Pebble and quartz finishes look superb and are priced accordingly.
Surrounds. Coping, paving and decking are frequently quoted separately and frequently forgotten. On a lot of builds they add a meaningful percentage to the total.
Concrete or fibreglass?
A fibreglass shell is faster, tidier and more predictable. It arrives made, so what you see is what you get, and installation can be a matter of days where access allows. The limitation is exactly that: you choose from shapes that exist, and the shell has to physically reach your garden.
Concrete costs more and takes longer, but it can be any shape or depth, it handles awkward and sloping sites, and you can build in benches, ledges and raised edges. On a difficult Cape Town property, concrete is often the only realistic option. Both are covered under our new pool construction work.
The costs people forget
- Electrical work and a compliant pool DB box
- Fencing or a safety net, which is a legal requirement rather than an optional extra
- Filling the pool, which is not trivial with Cape Town water tariffs
- Heating and a cover if you want more than four months of use
- Lighting, which is far cheaper to install during the build than after it
- Landscaping to repair what the excavation destroyed

Renovating is usually cheaper than building
If you already have a pool that looks tired, the swimming pool price you should be comparing is not a new build against nothing, it is a new build against a renovation. A new build only genuinely makes sense when you want a different size, shape or position, or when the existing shell has structural problems that are not worth chasing.
How to compare two pool quotes properly
Two quotes for the same pool can differ by a hundred thousand rand and both be honest, because they include different things. Before you compare the totals, check each quote answers these.
- What is the finish? Marbelite, fibreglass lining or pebble. They are not the same product or the same lifespan.
- What plant is specified? Pump size, filter size and whether the pump is single or variable speed. An undersized pump makes a quote look cheap and costs you every month afterwards.
- Is the electrical work included? A compliant pool DB box with earth leakage is not optional and it is not free.
- How much coping and paving is in? Often only a narrow border is included, with the rest quoted later.
- Who fixes the garden? Excavation destroys everything within reach of the machine.
- What happens if they hit rock or a high water table? Get the variation terms in writing before work starts, not after.
A slightly higher swimming pool price with all of that included is usually cheaper than the low quote that grows.
Budget for what happens after the build
A pool is not a once off purchase. Ongoing costs are chemicals, electricity to run the pump, water for top ups and backwashing, and either your Saturday mornings or a service plan. Electricity is usually the largest of those, which is why pump sizing and run times matter so much.
None of that is a reason not to build. It is a reason to build the right size pool with the right plant, rather than the biggest pool the space allows.

Six to twelve weeks for a standard concrete pool depending on finishes, access and weather. A precast shell is considerably quicker.
Does a pool add value to a house?
In Cape Town, a well built and well maintained pool generally helps. A neglected pool with a failing surface does the opposite, because buyers price in the repair.

A plunge pool or splash pool on a small footprint, which is cheap to build, cheap to heat and cheap to run.
