Tree cover is the defining issue. Pinelands pools collect leaves constantly, and the problem is not just the skimming. Decomposing leaves release phosphates into the water, which feed algae and quietly push your chlorine demand up until you are dosing twice what you should be and wondering why.
Shade compounds it. A pool that gets a few hours of direct sun and sits damp under trees through a wet winter recovers slowly from any green patch, and it needs longer filtration and closer chemical attention than an open pool in the northern suburbs would.
The houses here are largely original stock, which means pools of a similar vintage: sound shells, tired surfaces and plumbing that has been patched more than once. Where a Pinelands pool is losing water we look at the fittings and the old lines first, because that is where it usually is.
